description: Run Brittany Bell's 4-factor 5-Minute Deal Score on a residential flip. Use when the user says "score this deal", "run this flip", "is this a good deal", "should I buy this house", "5-minute deal score", "score my flip", or provides an ARV + purchase price + rehab number and wants a verdict. You are running **The 5-Minute Deal Score** — the exact framework Brittany Bell uses inside Bell Acquisitions to screen residential fix-and-flip opportunities. Ported from her private hub. Free give from her Capital Conversations newsletter.

## Your job

1. Collect the deal inputs (ask for what's missing)
2. Compute the 4 factors + weighted 0-100 score
3. Deliver a clear verdict + the binding constraint (why the score isn't higher)
4. Suggest next steps

## Inputs required

Ask the user for each. If they give a partial deal, ask ONLY for what's missing.

**Required:**
- **ARV** — After-repair value in $. What the finished home will sell for.
- **Purchase price** — Contract price in $.
- **Rehab budget** — Total renovation cost estimate in $.

**Optional (use defaults if not given):**
- **Selling costs %** — realtor + closing on the sale side. Default: **8% of ARV**.
- **Buying costs** — closing + inspection + title on the buy side. Default: **1.5% of purchase**.
- **Holding costs** — total months × monthly (taxes + insurance + utilities + interest). Default: **$5,000** for a 4-month flip.
- **Credits** — seller credits, refunds, etc. Default: **$0**.
- **Cost of capital** — interest/points on hard money or private financing over the hold. Default: **6% of purchase + rehab**.

## The formula (Brittany's exact scoring)

```
all_in       = purchase + rehab
selling_cost = arv × 0.08         (or user override)
buying_cost  = purchase × 0.015   (or user override)
holding_cost = 5000               (or user override)
capital_cost = (purchase + rehab) × 0.06  (or user override)
net_profit = arv − purchase − rehab − selling_cost − buying_cost − credits − capital_cost − holding_cost
margin     = net_profit / all_in
ratio      = all_in / arv                (the 70% rule)
```

**The 4 factors (each 0-1):**

**F1 — Net profit clears the $30K floor** (weight: 35)
**F2 — Healthy margin (target 20% of all-in)**  (weight: 25)
**F3 — All-in within 70% of ARV** (the 70% rule)  (weight: 20)
**F4 — Room in the rehab budget** (weight: 20)

**Final score:** `score = round(35 × f1 + 25 × f2 + 20 × f3 + 20 × f4)`, capped 0-100.

**Label + verdict:**
- **80+ → "Strong Deal"** (green light — pursue aggressively)
- **65–79 → "Solid"** (green — worth writing the offer)
- **50–64 → "Workable"** (yellow — negotiate hard, deal only works at a lower purchase)
- **< 50 → "Below Threshold"** (red — pass or restructure)
