# HOA Addendum

Drafts a binding addendum to a residential purchase agreement ensuring full disclosure of HOA obligations, financial commitments, and use restrictions.

## Prerequisites

Gather before drafting:

- **Executed purchase agreement** — date, parties, property ID
- **HOA identification** — legal name, address, management company, incorporation status
- **Current financials** — regular/special assessments, reserve fund status, transfer and capital contribution fees
- **Governing documents** — CC&Rs, bylaws, articles, rules, architectural guidelines (recording info if available)
